What every off-plan flipper needs to know

• In Sharjah, the SRERD charges 2% of the final sale price as a transfer fee on resale at handover — not on the original purchase price. Budget this against the handover value, not what you paid.
• Dubai's DLD charges 4% on the resale transfer. This is the single largest exit cost for Dubai flippers and the main reason Sharjah flips often net more on a percentage basis.
• The capital you actually deploy is the pre-handover instalment total, not the full purchase price — your ROC (return on capital) is calculated on this deployed amount, which is the real investor metric.
• Many developers allow NOC (No Objection Certificate) resale before handover. Confirm this is permitted — and budget AED 5,000–15,000 in NOC, admin and legal fees — before planning a flip.
• Off-plan appreciation is not guaranteed. Markets that rose 30–40% off-plan in 2022–2024 also saw oversupply corrections. Model the bear scenario (0% or negative) before committing capital.
• Oqood interim registration costs 2% in Dubai and is paid at purchase, not at exit. For Sharjah SRERD off-plan registrations the fee structure may differ by project — verify with the developer.
