How to read these scenarios with investors

• The conservative scenario uses 60% of the area's five-year SRERD average annual growth — a stress-test for markets that slow or see increased supply at handover.
• The moderate scenario reflects the community's actual historical average. It is the planning base, not a guaranteed outcome.
• The aggressive scenario reflects Sharjah's top-quartile growth cycles — seen in Aljada, Maryam Island and Muwaileh between 2021 and 2024 — and is possible only in a sustained supply-constrained, demand-driven market.
• The "hold after handover" analysis compounds the moderate growth rate through the additional holding period and deducts one year of rental income foregone (opportunity cost) if the unit is kept vacant for resale.
• SRERD transfer fees are applied at the point of exit — 2% of the sale value, not the purchase price. This makes timing the sale to a higher value more expensive in absolute fee terms but more profitable net overall.
• Both exit events (handover sale and hold exit) account for full agent commission and transfer fees. Holding longer improves gross value but exit costs also rise proportionally — the net improvement is shown explicitly.
