Methodology & Data Sources

Our Area Income Layer Mapping combines three critical datasets to compute a composite Income Density Score for each zone in Sharjah. All data reflects February 2026 market conditions.

Average Tenant Salary Band

Derived from anonymized employment data, WPS salary disbursements, and tenant screening records across 28 Sharjah zones. Bands are segmented into five tiers from Standard (<AED 7K) to Platinum (AED 25K+).

Business District Proximity

Geo-distance calculations from each residential cluster to Sharjah's major free zones (SAIF, Hamriyah, SHAMS), government centers, and commercial hubs. Classified as Near (<3 km), Moderate (3–8 km), or Far (8+ km).

Corporate Leasing Percentage

Percentage of active leases backed by corporate entities vs individual tenants. Higher corporate ratios indicate more stable income flows, lower default risk, and premium rental sustainability.

Composite Scoring

Income Score = (Salary Tier × 0.40) + (Proximity Score × 0.25) + (Corporate % × 0.35). Scored on a 1–10 scale. Scores above 8.5 indicate premium rental base zones with strong income backing.
