Sharjah applies different ownership rules than Dubai. Under Sharjah Law, non-GCC nationals may only purchase property in designated investment zones. Full freehold for non-Arabs is limited to approved developments such as Aljada, Maryam Island, and Tilal City. Leasehold is available more broadly. Dubai's DLD now uses AI-driven property valuation for all registrations to prevent under-declared transactions. Foreign buyers must submit full KYC documentation. Golden Visa threshold remains at AED 2 million. The 50% minimum advance requirement for mortgaged Golden Visa properties has been removed in 2026 — full LTV limits now apply.
