Important Notes — Sharjah SRERD 2026
Transfer Fee: Unlike Dubai (4%), Sharjah charges the buyer 2% of the contract value and the seller 1%, regulated by the Sharjah Real Estate Registration Department (SRERD). Fixed service fee of AED 500 for title deed transfer applies separately. · Foreign Ownership: Since 2022, foreign nationals can hold 100% freehold ownership in designated areas and up to 100-year usufruct rights under Executive Council resolution. · ACRES Promotions: During Sharjah's ACRES real estate exhibition (Feb 2026), the Executive Council temporarily reduced registration fees — generating nearly 2,750 transactions worth over AED 5 billion. Monitor promotional periods for reduced rates. · Mortgage Registration: 0.25% of loan amount + AED 290 admin fee registered with SRERD. Bank valuation (AED 2,500–3,500) also required. · NOC Requirement: The SRERD will not process transfers without a valid developer NOC confirming all service charges and dues are cleared. · Total Budget: Budget 7–11% above purchase price to cover all transaction costs. Exchange rate used: 1 USD = 3.67 AED.
